What is the best roofing material for the San Juan Islands?
For most island homes, standing-seam metal is the best long-term choice: it sheds our 40 inches of annual rain, resists moss, handles west-side wind, and can last 50+ years. Architectural asphalt shingles are the best value (25–30 years installed correctly). Cedar is the classic island look but demands the most maintenance in our wet climate. The right answer depends on your budget, exposure, and how long you plan to own the home.
Metal roof vs. asphalt shingles — which should I choose?
Metal costs more up front but typically lasts 2–3x longer, resists moss, and shrugs off wind and salt air — so on the islands it’s often cheaper per year of service. Asphalt shingles cost less initially, offer more colors, and are simpler to repair, but they need better ventilation and moss control here. If this is your forever home near the water, metal usually wins. If budget is tight or you’ll sell in under a decade, quality architectural shingles make sense.
Does metal roofing hold up to salt air near the water?
Yes — if it’s the right metal. Within a few hundred feet of saltwater we spec heavier 24-gauge panels with marine-grade Kynar 500 / PVDF coatings engineered for coastal exposure, plus corrosion-resistant fasteners and clips. Standard builder-grade panels and cheap fasteners corrode fast in the salt zone, so the spec matters as much as the material.
How do I stop moss from growing back on my roof?
After a proper low-pressure cleaning and treatment, install zinc or copper strips near the ridge. Every time it rains, the metal releases ions that wash down the roof and inhibit moss and algae. Combine that with keeping the roof clear of leaf and needle debris and trimming back overhanging branches, and shaded island roofs stay far cleaner. Never pressure-wash shingles to remove moss — it strips the granules and shortens the roof’s life.
Can my cedar roof be restored instead of replaced?
Often, yes. Many island cedar roofs can be restored — replacing failed shakes, treating moss and rot, and adding ventilation and copper details — for a fraction of a full tear-off. We assess the deck, the fasteners, and how much sound cedar remains before recommending replacement. Moss itself rarely means instant replacement — the question is what's under it. We'll do a low-pressure clean and treatment (never a pressure washer, which strips granules), check the shingles and deck for soft spots, and install copper or zinc ridge strips so it doesn't come back. Our answer

Water almost never enters directly above the stain — it travels along the deck or a rafter before it drips. Common culprits are flashing, a cracked plumbing boot, or a valley uphill of the stain.
